Pullman Newton Records New High of $3.729 Per Square Foot

Coralis in District 15 achieved a $2,255 psf high with the Oct 11 sale of a 1,281 ft3, three-bedroom unit. This price is above the previous psf high of $2.168, achieved in August 2020 with the sale a 807 square ft, two-bedder unit for $1.75million.

Coralis can be found along Joo Chiat Road at Marine Parade in District 15. Grovehill by TA Group Corp was responsible for its development and completion in 2013. The condo is home to 127 units. These range from studios of 475 sq. ft. up to 4-bedrooms with 2,842sq. ft.

The condo’s first sale this year was on October 11. It was the condo’s first sale this year. Its previous transaction was in October, when a 2 bedroom apartment measuring 861 sqft sold for $1.8 million (2,090 psf).

The seller purchased the property in January 2015 for a total of $1.36 million (1,579 psf). This is a $440,000 gain.

Pullman Residences in Newton led a list that included condos which saw new highs for psf from Oct 10-16. The developer, EL Development (a subsidiary of Evan Lim & Co), sold a 463-square-foot, one bedroom apartment on Oct 11 for $1.73M, achieving a record high of $3.729 psf.

This price is above the previous highest of $3671 psf which was achieved when the developer purchased a one-bedder with a similar size in May for $1.7million.

The 30-storey apartment complex, which houses 340 units in District 11, is located along Dunearn Road. Units range from one-bedroom to four-bedroom.

It was also the very first time the prices of the condos exceeded $3,700/sqft. Freehold residential development should be completed by year’s end.

Residents of this development will enjoy Pullman’s hospitality services, such as a concierge service and a doorman.

The seller had purchased the unit in August 2016 for $970,000 (2,003 psf). This means they made an additional $230,000.

The sale is a record breaking sale, surpassing the previous sale high of $2.436 psf for a 484 sq. ft. one-bedder sold in August of 2021 for $1.18million.

According to URA caveats dated Oct 16, 334 units have been sold by the developer since the condo launched in September 2019. Skyline Residences was another freehold condominium that saw a record high during this period. This came from a resale 484 sq ft 1-bedder for $1.2million ($2,477/sq ft) on October 12.

Skyline Residences were developed by Bukit Sembawang Estates’ subsidiary, Bukit Sembawang Vision, and completed in the year 2015. The condominium is located on Telok Blangah Road (District 4) in Bukit Merah.

It consists of three 24-storey high towers, each with 283 condo units. One-bedroom units measuring 484 square feet range up to five-bedroom penthouses that measure 3,165-3681 square feet.

Based on the caveats that URA has lodged, 215 units (76%) have been sold since its launch. Skyline Residences lies just a five minute walk away from Telok Blangah MRT Station. VivoCity as well as Mount Faber Nature & Coastal Walk & the CBD are also only a few short minutes’ drive.
